In the process of roofing replacement, homeowners are often confused about warranties and guarantees presented by contractors they’re considering for the job. Those warranties can differ significantly from contractor to contractor, and not understanding what you are purchasing can have potentially costly consequences in case your roof needs premature replacement or repair.

For one, there are different types of warranty coverage depending on the materials and systems you choose, from basic to premium options. There are also contractor guarantees offered by the company you hire covering the installation itself. As a consumer, you should have a basic understanding of different types of warranties and make sure you’re adequately protected for decades to come.

Roofs and roofing materials are typically covered by multiple warranties: material, system and workmanship warranties.

Material warranties

Regardless of whether you choose standard shingles, composite slate, metal roofing, shake or cedar, or another type of roofing material, your roof surface materials are covered by a manufacturer’s warranty. Those guarantee the quality of their products against defects, and are usually for anywhere from 20 to 50 years. The exact duration of material warranties vary from manufacturer to manufacturer and depends on the type of material you choose. A typical standard material warranty on a composition shingle is now 50 year limited lifetime coverage. If you have any questions, get them answered before you give the contractor the green light.

System warranties

Standard material warranty covers the main roofing material: shingles, shakes, metal, etc. It does not cover the other components of the roofing system such as the underlayment or flashing materials. Hence, some contractors (typically certified by the manufacturer) offer system warranties, which cover each and every component that is installed in your roof. These advanced and comprehensive warranties will provide you with excellent protection, so ask your roofer about installing a complete roofing system on your home!

Workmanship warranties

A workmanship warranty covers the installation of the materials, but not the materials themselves, or the components used to install them. Reputable contractors stand by their work, and are available to correct any problems that may arise. These are generally much shorter in duration than materials warranties, typically ranging from 5 to 20 years depending on the system they install.  The average workmanship warranty is 5 years.

Pro-Rated Vs. Non-Pro-Rated Guarantees

In addition to learning how each of these warranty types affects your roof and its materials, you should also make sure your roofing warranty is not pro-rated. Some pro-rated warranties have strings and hidden expenses attached, and a non-pro-rated warranty ensures that the contractor is responsible for any and all problems or defects, regardless of whether they were caused by the contractor’s work or by faulty roofing materials.
